How much can I get for my home?

At our first meeting with you, we will go over the exact particulars of your situation.  We will need to know your current mortgage payoff amount, if there are any known liens against your home, we will assess your home to suggest recommended repairs, and go over an estimate of your closing costs.  Then we calculate an estimate of your net proceeds from all of this information.

We will also bring a thorough report of comparable sales in your area.  This is almost exactly the same information that appraisers use when valuing your home. We are very accurate because we do not want to overprice your home or underprice it.  If you overprice it, it will sit on the market longer than it should.  This results in what's called a "market stigma."  People will just assume there's something wrong with your home because otherwise it would have sold already.  Overpricing has been shown to ultimately lead to getting less money!

How Long Will it Take?

The average sales time for homes in Rutherford County in 2017 was about 30 days.  Times were very similar in the rest of our service area, too.

What's It Going to Cost Me?

We will go over the details of your costs when we have our first meeting with you.  Out-of-pocket costs may include some or all of the following:

  • A professional measurement to accurately determine your square footage.  The tax records are usually a little off.  A difference of 50 square feet could mean as much as $6,000 extra money in your pocket!  It's well worth the nominal fee to have your home measured by an ANSI-certified measurer. 
  • An initial home inspection to determine if there are any underlying repairs to be made that you're not aware of.  It's sometimes best just to knock these out before the buyers have their home inspection so there are no closing delays due to repairs.
  • A professional cleaning
  • Repairs
  • Items to increase your curb appeal, such as landscaping, mulch, adding grass seed or sod to bare patches, exterior touch-up paint, etc.  These items are relatively inexpensive, but can result in higher offer prices and less time on the market.
  • A termite treatment, if needed
  • A home warranty - a typical home warranty costs around $400-500, but can be very appealing to potential buyers because it will protect them from uncertainty during their first year of owning the home.
  • Closing costs - prorated taxes and insurance, title and attorney fees, lender fees, recording fees and transfer taxes, etc.  We will estimate these for you as closely as possible.  Your lender can also help with these numbers.
  • Real Estate Commission - the commission you pay at closing is typically split 50/50 between your listing agent and the agent who brings the buyer.  Commission is paid on the actual sales price of your property, not the listing price.
